In early January, Fieldstone A&E were exhibitors at the International Builders Show in Orlando, FL. Our design professionals were on hand sharing their industry expertise to residential developers who were looking for fresh ideas to increase sales. In case you missed us at the show, here is a summary of the top industry trends to consider this year for your residential community.

Bring out the color​​ Today’s buyer is looking to create a unique atmosphere in their living space. Here are the top 5 trends to consider in order to create an attractive home that can stand out from the competition.

  • Colored Cabinets - Cabinets in various shades, especially blue and gray, are making quite a statement.

  • Matte Black Finishes - Faucets, lighting fixtures, and even interior/exterior window finishes are available due to buyer demand.

  • Warm Taupe Grays – Buyers are looking for warmer grays with a hint of brown instead of cool blue grays.

  • Statement Floors – Floor designs with bold patterns such as herringbone, or colorful cement tiles, are very popular.

  • Bring the Outdoors In – Outdoor materials like stone, brick, wood cladding, outdoor lanterns and even awnings are being used to add texture and character to indoor spaces.

Tips to increase sales​​ An open-concept, multi-story residence with a small yard is a popular selling feature for homes 2,000 s.f. and under. If you’re in the market for this product, keep these items in mind when working with an architectural designer.

  • Walk-In Shower in Master Bath - Omit the bath/shower combo. If a tub is requested, place it in another bathroom or as a luxury centerpiece in the master bath.

  • Storage Under Stairs - Include a nook under stairs for storage.

  • Open Stair Railings - This will create an open atmosphere throughout the home.

  • Stagger Windows - If homes are close together, stagger the windows and provide some windows at higher levels to insure privacy.

  • Avoid Corner Cabinets in Kitchen - Instead, build out the walls so the kitchen cabinets blend seamlessly to create an open space.

Comforting Appeal​​ Today’s lifestyle buyer is looking for a comforting appeal that connects residents, amenities, and activities within their community. Below are some popular features that builders should consider for their lifestyle communities.

  • More Green - Amenities should include more green spaces. Some of these could be functional (like stormwater areas).

  • Overplanting Trees - Create a more welcoming green-scape.

  • A Varied Streetscape - Use different plans and elevations per block (the design should not be repeated on each block).

  • Generous Walkways - Oversized sidewalks, granite curbing and naturally weathered benches.
